About DK Consulting

The principal is a seasoned marketer with real-world experience in sales and marketing management in addition to extensive experience in translating market intelligence and consumer behavior, values and lifestyles into successful market-based products, neighborhood designs, and marketing, merchandising and sales programs.

In roles as marketing manager and as consultant to home builders and developers, in the Phoenix and Tucson market areas, Kipnis has conducted and managed market research on new home developments including market analyses, consumer studies, and focus groups to develop product and pricing mixes for:

  • Single- and multi-product master planned communities
  • Single- and multi-family products
  • Primary and second-home communities
  • Projects with sustainable and new urban components
  • Projects in the Southwest and in Mexico

With experience in the RTC era, Kipnis has extensive experience in finding niches in highly competitive markets for new and work-out projects.

Real world experience in sales and marketing management along with consulting experience has provided a sensitivity to the economics of a project along with the marketing aspects.  As one client said, "Master planned communities usually work, just not necessarily for the original developer."

New Opportunity 

We just listed Quail Run - a condo / rental project in Fountain Hills Arizona.  There are 30 condos in an 88 unit development a half mile from the world famous fountain.  Based on area comps, the condos are aggressively priced – even in this market. 

The key to thia project is its flexibility.  The pro forma in the attached brochure shows that the project pretty well covers itself by net rental income – all on month-to-month rental agreements.  All available units are leased and there is a waiting list.  The rental income can dramatically reduce holding costs while the buyer decides when to begin marketing the units for sale.  The rentals are professionally managed, as is the HOA – which is solvent.
